What is DwellPulse?

DwellPulse is a free home management app that helps homeowners track appliances, schedule maintenance, plan renovation projects, manage gardens, and store important documents — all in one place. When it's time to sell, you can transfer your complete home history to the buyer through our Home Transfer feature.

Is DwellPulse really free?

Yes. The free plan includes 1 property, up to 10 appliances and equipment, unlimited tasks and projects, the full garden planner, community access, and document storage. No credit card required. Our Pro plan ($2.99/month) unlocks unlimited properties, unlimited appliances, AI recommendations, and expense forecasting.

Who is DwellPulse for?

DwellPulse is built for homeowners of any experience level — from first-time buyers to long-time homeowners. We also have dedicated tools for real estate agents (Realtor Mode) and a contractor directory that connects professionals with homeowners planning projects.

What devices does DwellPulse work on?

DwellPulse is a web-based app that works on any device with a browser — desktop, tablet, or phone. Just go to app.dwellpulse.com to get started.

What makes DwellPulse different from a spreadsheet?

DwellPulse connects everything together. Your appliance warranty dates generate maintenance reminders. Your projects link to contractor bids and materials lists. Your garden planner knows your frost dates and hardiness zone. And when you sell, all of it transfers to the buyer in one click — something no spreadsheet can do.

How do I create an account?

Visit app.dwellpulse.com and sign up with your email. No credit card required. You can add your first property immediately after creating your account.

How do I add my first property?

After signing up, click 'Add Property' from the dashboard. Enter your address and DwellPulse will auto-fill details like your hardiness zone. You can then add property specifics like year built, square footage, heating/cooling systems, roof material, and more.

Can I add property details later?

Absolutely. You can add and update property details at any time — square footage, bedrooms, bathrooms, heating/cooling systems, roof material, exterior material, flooring types, and more. The more you add, the smarter your maintenance recommendations become.

Does DwellPulse auto-detect anything about my home?

When you enter your address, DwellPulse looks up your USDA hardiness zone automatically (used for garden planning), and can pull property details from public records to pre-fill fields like year built and square footage.

Who can see my home data?

Only you can see your data by default. Every query in DwellPulse is scoped to your account. You can optionally share access with family members or contractors through our collaboration system, where you control exactly what role (co-owner, contractor, or viewer) each person has.

Can I delete my account and data?

Yes. You can request full account deletion, which removes all your properties, appliances, projects, tasks, documents, and personal information from our system.

Is my data backed up?

DwellPulse is built on Base44, which manages the infrastructure, hosting, and data storage for the application. According to Base44's published security measures, they regularly back up their systems at the infrastructure level and use encryption for data in transit (TLS) and at rest. However, DwellPulse does not currently offer a user-facing backup or restore feature. You can manually export your data as CSV files from the app at any time. Can I share access with my spouse or family?

Yes. Use the Collaboration feature to invite others by email. You can assign roles — co-owner (full access), contractor (project-specific access), or viewer (read-only). Each person gets their own login.

What AI features does DwellPulse include?

DwellPulse uses AI across several features: automatic maintenance task generation based on your home's appliances and systems, project planning with step-by-step task breakdowns, bill of materials generation with product recommendations, garden layout planning, garden care assistance, inspection report analysis for realtors, and project inspiration from photos.

How does AI task generation work?

When you add appliances or home systems, DwellPulse's AI can generate personalized maintenance schedules based on manufacturer recommendations and general best practices. For projects, the AI breaks down renovation work into detailed task lists with estimated costs.

What is the AI garden assistant?

The garden assistant is a chatbot within each garden that can answer questions about your specific plants, troubleshoot issues, suggest companion planting strategies, and provide care advice tailored to your hardiness zone and local frost dates.

Can AI generate a bill of materials for my project?

Yes. The AI can analyze your project description and generate a complete bill of materials with itemized materials, tools, estimated costs, and even find real products from retailers with current pricing. You can choose preferences like best value, highest rated, premium, or budget.

How does photo-based project inspiration work?

Upload a photo of a room or area of your home, describe what you're thinking, and the AI will generate project ideas with scope, estimated budgets, and suggested next steps. You can then convert any idea into a full project with tasks and materials.

Can I sync DwellPulse with Google Calendar?

Yes. DwellPulse offers Google Calendar integration as a Pro feature. Once connected on the Pro plan, your maintenance tasks, garden events, and project deadlines sync automatically to your Google Calendar. You can connect and disconnect at any time from your profile settings.

Is there an iCal feed?

Yes. DwellPulse generates iCal feeds for your tasks and garden calendar events as part of the Pro plan. You can subscribe to these feeds from any calendar app that supports iCal (Apple Calendar, Outlook, etc.) using a personal subscription URL.

Does DwellPulse integrate with smart home devices?

Not currently, but we're exploring integrations with smart home platforms. For now, DwellPulse focuses on being the central record system for your home.

What is Realtor Mode?

Realtor Mode is a dedicated interface within DwellPulse for licensed real estate agents. It includes listing management, client tracking, team collaboration, inspection report analysis, and the Home Transfer workflow — all designed to help agents differentiate their service.

How do I apply for realtor access?

From your DwellPulse profile, submit a realtor access request with your license number, license state, NAR ID, and brokerage. Our system verifies your credentials using AI-assisted verification, checking license validity and NAR membership.

What can realtors do with listings?

Realtors can create and manage property listings with full details — photos, pricing, MLS numbers, property specs, seller/buyer contacts, inspection reports, and documents. Listings can be tracked through stages: draft, active, pending, sold, withdrawn, or expired.

How does Home Transfer work for realtors?

At closing, the realtor initiates a transfer that moves the seller's complete home history — appliances, maintenance records, projects, documents, and warranties — directly into the buyer's DwellPulse account. The buyer gets a fully documented home on day one.

Can I build a team in Realtor Mode?

Yes. You can create a brokerage team, invite agents, and set granular permissions — who can manage listings, manage clients, transfer properties, or invite new members. Team members see shared listings while maintaining individual client relationships.

Is there an MLS integration?

MLS integration is on our roadmap. You can submit an integration request for your specific MLS provider from within the app, and we'll notify you when it becomes available.

What is the DwellPulse community?

The DwellPulse community is a social feed where homeowners share project progress, completion photos, tips, questions, gardening updates, and inspiration. You can follow other homeowners, like and comment on posts, and get ideas for your own home.

What can I post in the community?

You can share progress updates, project completions, homeowner tips, questions, inspiration photos, and gardening content. Posts can include photos and tags, and you can control visibility — public or limited to your followers.

How is community content moderated?

DwellPulse uses a combination of AI-powered automatic moderation and community reporting. Posts are reviewed for spam, inappropriate content, harassment, and misinformation. If a post is flagged, you can dispute the decision and an admin will review it.

How does the contractor directory work?

DwellPulse maintains a directory of contractors organized by service category and ZIP code. When you're planning a project, you can find rated and reviewed contractors in your area who specialize in the work you need done.

Can contractors create profiles?

Contractor profiles are currently managed through our directory system. Profiles include business name, service categories, service area (by ZIP code), contact information, ratings, and reviews. We regularly refresh contractor data to keep listings current.

How are contractors connected with homeowners?

When homeowners create projects or need maintenance work, they can browse contractors filtered by their ZIP code and the type of work needed. Contractors can also be assigned directly to projects for ongoing collaboration.

What is expense forecasting?

Expense forecasting gives you a forward-looking view of your home-related spending. Based on your appliance ages, expected lifespans, maintenance schedules, and planned projects, DwellPulse estimates upcoming costs so you can budget ahead.

How does DwellPulse estimate replacement costs?

Each appliance and system you track includes fields for expected lifespan and estimated replacement cost. DwellPulse uses these along with installation dates to project when replacements will be needed and what they'll likely cost.

Is expense forecasting available on the free plan?

Expense forecasting is a Pro feature ($2.99/month). The free plan tracks your actual costs on projects and tasks, but the predictive forecasting dashboard requires Pro.

What types of documents can I store?

You can upload any document type — warranties, manuals, receipts, permits, inspection reports, appraisals, insurance policies, HOA documents, and more. Documents can be tagged and linked to specific properties, projects, appliances, or equipment.

Can I track paint colors?

Yes. DwellPulse has a dedicated paint tracker where you can record brand, color name, color code, finish type (flat, matte, eggshell, satin, semi-gloss, gloss), which rooms use each color, purchase location, quantity remaining, and even photos. No more guessing when you need touch-ups.

Can I attach documents to specific appliances or projects?

Yes. Every document can be associated with a specific property, project, appliance, or piece of equipment. This means when you view an appliance, you see its warranty and manual right there. When you view a project, the permits and receipts are attached.

Can I take notes?

Yes. DwellPulse includes a notes system where you can create pinned or regular notes, tag them, and associate them with any property, project, appliance, equipment, garden, or keep them as general notes.

How does garden planning work?

Create a garden, add beds (raised, ground-level, container, hanging, or vertical), then plant crops. DwellPulse calculates planting schedules based on your hardiness zone and local frost dates, generates calendar events for seed starting, transplanting, and harvesting, and sends reminders so you never miss a window.

What is the planting calendar?

The planting calendar is an automatically generated schedule of when to start seeds indoors, direct sow, transplant, and harvest — all calculated from your specific hardiness zone and frost dates. It includes indoor and outdoor sowing windows, fall planting dates, and succession planting intervals.

Does DwellPulse know my hardiness zone?

Yes. When you enter your property address, DwellPulse looks up your USDA hardiness zone automatically. You can also set it manually. Your zone drives all planting schedule calculations, plant recommendations, and frost date estimates.

Can I plan multiple gardens?

Yes. You can create as many gardens as you need per property — a vegetable garden, herb garden, flower beds, indoor garden, container garden, etc. Each garden has its own beds, planting plan, calendar, and AI assistant.

Does it support companion planting?

Yes. The plant database includes companion planting data — which plants grow well together and which to avoid. The AI garden planner considers companion groupings when suggesting bed layouts.

Can I track harvests and yields?

Yes. For each planted crop, you can record actual germination dates, first and final harvest dates, total yield with units, and notes on performance. This data helps you plan better each successive season.

What is a garden plan?

A garden plan is an AI-generated or manually created seasonal blueprint for your garden. It includes bed assignments, planting schedules, succession planting timing, companion groupings, seasonal task lists, estimated yields, and maintenance level ratings.

How do I create a project?

Go to Projects, click 'New Project,' and fill in the basics — name, category (kitchen, bathroom, bedroom, etc.), type (DIY, professional, or hybrid), budget, and timeline. You can then add tasks, materials, photos, and contractor assignments.

What is the bill of materials feature?

The bill of materials (BOM) system lets you generate a complete shopping list for any project. The AI analyzes your project and creates an itemized list of materials and tools with estimated costs. It can then search retailers to find real products with pricing, ratings, and availability.

Can I track project budgets?

Yes. Each project tracks estimated cost, budget, and actual cost. Individual tasks and materials also have cost fields. The project overview shows budget vs. actual spending and you can monitor overruns as work progresses.

Can I post project updates?

Yes. Each project has an updates feed where you can post progress notes with photos. This creates a timeline of your renovation that becomes part of your home's permanent history.

Can contractors collaborate on projects?

Yes. You can assign contractors to projects and invite them as collaborators on your property. They'll see the project details, tasks assigned to them, and can contribute updates.

What can I track with appliance management?

You can track any home system or appliance — HVAC, plumbing, electrical, roofing, flooring, windows, doors, pool systems, well systems, septic systems, water filtration, and general appliances. For each, record the brand, model, install date, purchase price, warranty expiration, expected lifespan, maintenance frequency, and current condition.

Does DwellPulse remind me about appliance maintenance?

Yes. Based on the maintenance frequency you set (or that the AI recommends), DwellPulse generates maintenance tasks with due dates and sends notifications before maintenance is overdue. Notifications can come via the app, email digest, or synced calendar.

Can I track vehicles and outdoor equipment?

Yes. The Equipment section handles vehicles (cars, trucks, motorcycles, RVs, boats), outdoor power equipment (mowers, trimmers, chainsaws, pressure washers, snow blowers, generators), and other tools. Track mileage, operating hours, fuel type, maintenance schedules, insurance, and registration dates.

How does the electrical panel mapper work?

DwellPulse lets you document your electrical panels and map every circuit breaker — breaker number, circuit name, amperage, pole count, circuit type (lighting, outlets, appliance, HVAC, etc.), and which breakers are linked together. The AI can analyze your panel setup and flag potential issues.

What condition statuses can I set?

Appliances use: excellent, good, fair, needs attention, needs replacement, or retired. Equipment uses: excellent, good, fair, needs maintenance, needs repair, or out of service. These statuses help you prioritize what needs attention.

How do maintenance reminders work?

DwellPulse generates maintenance tasks based on your appliances, home systems, and seasonal needs. Tasks include due dates, priority levels, estimated costs, and step-by-step instructions. You'll get notifications before tasks are due through the app, email, or your synced calendar.

Can I create recurring tasks?

Yes. Any task can be set to recur on a custom schedule — every X days, weeks, months, or years. You can also restrict recurring tasks to specific months (for example, a gutter cleaning that only recurs in March and October).

What is the My Day view?

My Day is a focused daily task view. You can add any task to your My Day list to create a prioritized daily plan. It helps you focus on what needs attention today without getting overwhelmed by your full task list.

Can I assign tasks to other people?

Yes. If you've added collaborators to your property, you can assign tasks to them by email. They'll receive a notification and the task will appear in their task list. This is useful for splitting maintenance duties with a spouse or delegating work to contractors.

What task categories are available?

Tasks can be categorized as: garden, general, inspection, maintenance, repair, seasonal, upgrade, project-related, or other. Combined with priority levels (low, medium, high, urgent) and status tracking, this keeps everything organized.

Can I manage multiple properties?

Yes, with the Pro plan. The free plan includes 1 property. Pro unlocks unlimited properties — perfect if you own a vacation home, rental properties, or are helping family members manage their homes.

What is Home Transfer?

Home Transfer is DwellPulse's signature feature. When you sell your home, you can transfer your complete home history — every appliance record, maintenance log, renovation project, warranty, document, and garden plan — directly to the buyer's DwellPulse account. Think of it as a vehicle history report — but for your house.

How much does Home Transfer cost?

Home Transfer is a one-time $100 fee at the time of transfer. It's not a subscription. The buyer receives everything for free in their own account.

Can I track my home's value?

Yes. Each property includes fields for purchase date, purchase price, and current estimated value. Combined with your documented renovations and maintenance history, this creates a clear picture of your home's investment over time.

What property types does DwellPulse support?

DwellPulse supports single family homes, townhouses, condos, apartments, multi-family properties, vacant land, and a general 'other' category. Each property type gets the same full feature set.
